What is a CMA and why Every Homeowner should get one!


A comparative market analysis (CMA) is an estimate of a home's value based on recently sold, similar properties in the immediate area. CMA reports help sellers set listing prices for their homes and less commonly, to help buyers make competitive offers. Real estate agents use this method to give an unbiased estimate or opinion of the market value of a property. This is usually something that is quickly done and based on the basic facts of numbers & Stats on MLS (Multiple Listing Service).


Now why should every homeowner get one ? Well that is simple! If you watch the news it's usually something horrific being told about how things are going downhill into the gutter. These days you really can't believe anything you read, see or hear without solid proof, and backed by several sources. So here I am as a true professional, in the business for 16+ years doing this full time, here to tell you that you NEED to have a CMA done on your home every year! Why do I say that if you are a type that thinks "Well, I plan on dying in my home; no need to know what it's worth cuz I ain't selling!"


Well Mr. & Mrs. Homeowner... wouldn't you want to know how much CASH you're sitting on just by owning that home? Most people don't even realize there are so many things you can do when you are a homeowner. You now have collateral in the event of an emergency or just because you want some cash in your hands. You will for sure have plenty of local agents ready to stop by and give you exactly what you are looking for. Obviously they are doing so in the hopes of you eventually selling with them one day. But in the meantime the new connection with that said realtor can be a gold mine. Most really successful realtors are well connected in their communities. It's always about who you know!
